The management Campus and Real Estate develops and realizes new construction projects and renovations, takes care of the management and maintenance of buildings and sites, supplies energy and takes care of the park management. Campus and Real Estate is subdivided into the Strategic Campus Management, Development Campus, Science Park Development, Projects, Management & Maintenance and Business Office departments. Together these departments work on a pleasant and sustainable study, research and work environment on a lively campus, so that TU Delft can maintain its position in international rankings.


The Management & Maintenance department is responsible for the technical management and maintenance of buildings, sites and infrastructures. Technical specialists working for the department work from a central position and building managers who are active in the buildings. As part of the further professionalisation of the department, a new maintenance strategy is being rolled out. With this we would like to make a change to a management organization where we will focus more on results instead of effort. This requires a different approach from our suppliers, but just as well a revolution in work form and culture for our own people. B & O is therefore looking for a technical manager Electrical Engineering who wants to shape this battle with us.

 

Job description
In this varied and independent position you work in a professional and international work environment. You are responsible for the technical condition of building-related electro-technical installations, conduct management and have maintenance performed. In addition, you are also Installation Responsible (IV-er) according to the NEN3140 for half of the building-related low-voltage installations, and also back-up for the colleague who is responsible for the other half of the installations (and vice versa).

 

Your tasks and activities are in the area of:

1. Cost expertise:
You determine the current technical state by means of inspections, performance measurements and analyzes. You provide input for the long-term maintenance forecast (MJOP), calculate related maintenance costs and monitor the application of the budget;

 

2. Technical expertise:
You sharpen the maintenance concepts and (multi-year) maintenance plans based on the fervent maintenance strategy, the real estate strategy and changes. You translate maintenance works into (functional) work descriptions and specifications for the procurement of maintenance to suppliers. You also set contract conditions in consultation with the maintenance engineer, evaluate your offers from contractors and supervise the execution of the work by contractors;

 

3. Project management:
You coordinate - before implementation - plans and work with fellow technical managers, building managers and the Projects department;

 

4. Contract management:
You outsource work to suppliers, coordinate with them and manage the supplier contracts. You are also responsible for the financial management of the maintenance costs and the necessary financial actions and reports.

 

Requirements
Who are we looking for and what do we ask? You have an HBO level with a completed electrical and / or business education, supplemented with several years of relevant work experience. You have knowledge of electrical installations and asset management (ISO 55,000). Experience with Safety and Security systems is a plus. You are a cost-conscious, customer-oriented team player, you can effortlessly switch between different levels and can function independently in a complex organization. Of course you have good communication skills. We expect you to be able to translate (complex) problems into practical solutions.

 

Conditions of employment
The function has a size of 38 hours (1.0 FTE). It is a contract for 1 year with good prospects of extension. The salary is based on scale 11 (with a maximum of € 4,757 gross per month). TU Delft offers an attractive package of secondary employment conditions, such as a discount from health insurers and a sports subscription. You can also make agreements about flexible working hours. In addition, it is possible to compile your own remuneration package annually via the Individual Terms and Conditions of Employment package and you receive a monthly work allowance contribution. On the campus is an International Child Center with childcare, pre-school and after-school care and an international primary school.
